wanting to sell, but the implications of how selling might impact

finances in ways you might not have anticipated. When appropriate, I
will suggest other options for you to consider that might help you

reach your financial, lifestyle and real estate goals.

When Do You Want to Sell?
If it is critical for you to sell quickly, using a
top-producing real estate agent can help you expedite the process
compared to selling your own home. Or, perhaps you have the
flexibility of deciding when you want to sell, and there is no
urgency. I can help you understand the current market conditions in
your area, and help you decide on the optimal time to place your
home on the market.

Select The Right Listing Agent:
While it is possible to price and sell your home or real estate
without an agent, this is one of the largest & most important
financial decisions you will ever make. Why not protect those
interests by using a professional. Good agents strive to
continuously improve themselves. Ask about their credentials and
education. Other Important Questions To Ask A Potential Agent:

Look for a
full-time agent who has sold a number of properties similar to
yours.

Ask for a list
of homes they’ve sold and for a list of references.

Interview a few
agents. Are they familiar with your neighborhood? What do they
recommend you do to prepare your home for sale?

Find an agent
who is tech-savvy: today’s transactions move at internet speed.

Ask the agent
specifically how they will market your property.

Does the agent
return your calls promptly? Time is money when attempting to
sell a home.

Complex issues
will arise over the course of selling your home. You should feel
comfortable that your agent is willing to explain everything to
you until you understand clearly.

Finally, a good
agent will spend more time listening to you and asking you
questions about what you want, rather than talking about
themselves. Pick an agent with whom you feel comfortable

Price The Home-
As an experienced agent, I can
provide a market analysis of your home and the area in general. I
will be able to give you a price range that I feel I can sell your
home. Some agents will overprice the home just to get a listing.
There is nothing worse than an overpriced home, especially in a
buyer’s market. This could cause a delay in the sale of your home
and could actually get you less money for your home in the long run.
I will advise you on how to market your home and give suggestions on
what you can do to spruce up the looks of your home for the current
market conditions.
5.
Ready the House
for the Market As an
experienced agent, I will advise you on preparing your property for
the market; should you make repairs up front, should you sell the
property “as is”, should you have the property pre-inspected, what
forms and paperwork is required to be filled out for the potential
buyer. I will walk you through the entire process and prepare you
for the selling process.

Show Your
Home
While the home
is listed, I will take care of all aspects of showing your property,
Coordination of appointments made, getting feedback from showings
and provide information as needed to potential buyers.
7.
Accepting An
Offer I am prepared
to help coordinate any offers that are made and to act as your
consultant in the offer process. Depending on the market, number of
offers made and when they are made will determine a decision on the
type of offer made. I will make sure all paperwork is taken care
of, that all information is passed along to the appropriate parties
during negotiations on an offer and once the offer has been
accepted that all information and signed paperwork is passed along
for the closing, that all negotiations for repairs is taken care of
and that the home is readied for delivery to the buyers.
8.
Moving to your
Next Home
I will
make sure that your move to the next home is coordinated as smoothly
as possible. I can help you find your next home or at least refer
you to an agent in the area that you are moving if it is out of my
area of expertise.
9.
Closing on Your
Current Home
I will
help coordinate all that is involved in the closing of your current
home. This includes providing the closing attorney or settlement
company with required information, coordinate inspection
appointments, help negotiate repairs on the home, if any, offering
reminders and numbers about cancellation of utilities services ,
coordinate final walk through appointments, and making sure all
information is passed along about the final closing appointment. A
day or two before closing, you should be receiving a “closing
statement” from the attorney’s office that details the entire
monetary transaction. We will review this to make sure there are no
oversights. At the actual closing, you will sign some final
documents, as the buyer will sign their required documents. Once all
documents are signed and there is evidence that there are funds
available for the purchase of the home, the closing attorney or
settlement company will record all necessary paperwork at the
courthouse and the proceeds from the transaction will be passed
along. At this point, the buyer will become the official new owner
and the keys and other applicable devices will be passed along to
the new home owners.
